Would it be possible, in articles like this, to include a link to Street View (or whatever Bing calls its alternative) for the existing building? I’m sure that most Curbed readers know Downtown and all LA neighborhoods like the backs of their hands, but a Valley rat like me is left scrambling to figure out what (in this case) the LA Dowtown Hotel even looks like.

It may be Downtown on Google Maps, but from a native Atlantan’s perspective and also Emory’s perspective (see Emory University Hospital Midtown) it’s Midtown. Most people commonly interpret anything North and East of 75/85 and Freedom Parkway is Midtown.

there’s a sound barrier and a bunch of trees separating the path from the freeway. there’s a condo community between the path and the freeway for a good portion, and there’s really just one bend where you can hear the cars, the rest of it is quiet.

That triangle has a good sized footprint in an area that has intensely densified in recent years, making it quite valuable now. It looks like there is plenty of room for both the theater and this project.
