micro-week

There are various reasons why people live in small spaces. Major benefits include the low cost of living, the low barrier of entry to ownership, and ease of ownership—there's just simply not a lot that can go wrong in a tiny space. Whatever your reason may be for living in a micro unit, there are plenty of small spaces available to purchase in Chicago. While there are plenty of pint-sized listings available at any given time in Chicago, you're not likely to find many studios smaller than 400-square-feet. However, in other cities—particularly in New York—where space is a luxury, teeny-tiny studios are much more common. Here's a look at ten of the smallest units currently for sale in Chicago.

Note: The map points are listed in order from largest to smallest.

For $168,500, you can call this small studio in Chicago's famous Marina City home. And at 500-square-feet, it's actually one of the largest units on the list. Even with a standard 20% down payment, the mortgage on this one will be equally small.

4880 N. Marine Drive #416

While not as small as some other studios, this unit in Uptown has plenty of windows, views of trees, and is only steps from the lakefront. To make the deal even sweeter, the condo's bathroom has recently been updated. This one will only cost you $90,000.

1401 E. 55th Street #810N

This unit in the heart of Hyde Park comes in at a slim 475-square-feet in size. Located in a classic Miesian high-rise, this unit is asking just $80,000. There aren't any photos of the condo, and the listing agent mentions that the owner is seeking cash offers. One other bummer is the $384 monthly assessment—which isn't terrible if you don't have a mortgage to worry about.

548 W. Deming Place #3

While it's listed as being only 456-square-feet, this condo has a bedroom. It's a simple one-bed, one-bath, but it's all updated and looks quite livable. The Lincoln Park location is also great, which is why this tiny condo is one of pricier ones on our list. It can be yours for $229,000.

5555 N. Sheridan Road #131

Ever pass by the old Edgewater Beach Hotel and wonder how much it'd cost to live there? The answer is: Not much. Here's a 450-square-foot unit that can be yours for $80,000. The photos don't really tell us much about the place, but the listing mentions that this is agent-owned. At $402, the monthly assessment is one of highest on the list.

3021 S. Michigan Avenue #515

This Bronzeville studio condo can be had for just $72,000. And at only 440-square-feet, this one is certainly on the smaller end for condos in Chicago. The kitchen and main living area is sectioned off, giving this one some flexibility.

1441 N. Elk Grove Avenue #3R

This small studio space is located in the finished attic of a classic brick home in Wicker Park. At 400-square-feet, it's certainly small, but it's probably one of the more stylist units on the list. This one can be yours for $146,000.

1750 N. Wells Street #207

This one is so small, it's tough to get a decent photo of it (or so we're assuming). But in all seriousness, this 400-square-foot studio on the edge of Lincoln Park and Old Town is quite paltry in size. This one is asking $165,000 and the monthly assessment is $190.

201 E. Delaware Place #1104

This unit right off the Magnificent Mile is an interesting one. It's actually a hotel/condo unit. Say you're only in Chicago a few days a week. Here's one that you own but can also add to the hotel's inventory when you're not around. The price on this one is $100,000. Don't let the low price fool you though, the monthly assessment is $626.

1140 N. La Salle Drive #329

At only 350-square-feet, this tiny Gold Coast studio is the smallest on the market right now. There aren't any listing notes or any other photos besides the exterior, but we can assume that this one is going to be quite modest considering the size. It just hit the market this morning and is asking $95,000.
