Take a look inside Lincoln Park’s next luxury condo development

About a year after breaking ground, work continues on the Orchard—a seven-story condominium project that represents the final piece in the multiphase redevelopment Lincoln Park’s Children’s Memorial Hospital. The 32-unit building isn’t open for business quite yet, but its developers have shared new renderings of its luxurious residences and landscaped roof garden.

Designed by Chicago-based architecture firm Antunovich Associates, the Orchard is more traditional in appearance than the neighboring glass and metal Lincoln Common apartment complex, which welcomed residents to its 538 rental units last spring. The exterior of the Orchard takes its inspiration from the pre-war architecture of New York City’s Park Avenue as well the historic co-ops found along Chicago’s Lake Shore Drive, according to its website.

“The exterior is quite traditional, but when you get inside, the embellishments are a little more avant-garde and contemporary,” says Dan McCaffery of McCaffery Interests, which is co-developing the property with Hines. “We got creative with the layouts, so many units face both east and west. Instead of a long interior corridor dividing each floor, there’s three sets of elevators spaced out down the length of the building. You can step off the elevator directly into your own foyer.”

The latest batch of renderings showcases the Orchard’s interiors, which come from Chicago-based designer Soucie Horner—the same firm behind the interior spaces of downtown’s newly complete Wolf Point East apartment tower. The Orchard’s units will feature 10-foot ceilings, semi-recessed balconies topped by built-in heaters, and kitchens with custom handcrafted cabinetry from designer Christopher Peacock.

McCaffery is especially proud of the project’s 3,800-square-foot rooftop garden, which is being designed by Wolff Landscape Architecture. “The whole roof has been turned green,” he says. “It has a koi pond and is more like a conservatory than a typical deck.” In addition to the building’s lush rooftop and fitness center, residents of the Orchard will also have access to the amenities within the Lincoln Common—including its outdoor pools.

Condos at the Orchard are offered in three- and four-bedroom floorplans ranging from 2,425 to 3,758 square feet in size. Prices start around $1.5 million and top-out at $4.5 million, according to McCaffery. The developer won’t comment on the exact number of units under contract at the moment but says he looks forward to ramping up marketing when COVID-19 subsides.

“We are hopeful that we can meet the late spring and early summer selling season in full force and open up our marketing suite, which will be very special and worthy of the price point,” McCaffery tells Curbed. “We’re proceeding post-haste, but are coping with the reality of the virus—just like everyone else at the moment.”
