Chicago’s West Loop neighborhood is adding yet another residential project to the mix as developers prepare to break ground on a five-story condo building at 14 N. Bishop Street. Dubbed “Eveq,” it replaces a vacant lot owned by the adjacent Chicago Pipefitters Local Union 597.

The development includes ground-floor retail and parking topped by 32 for-sale residences offered in three- and four-bedroom floorplans starting at around $795K. Chicago-based design firm Sullivan, Goulette & Wilson Ltd. is listed as lead architect on a recently issued foundation permit estimated at $20 million.

The project’s developer, 14 N. Bishop LLC, has opted to begin construction in March without first selling a predetermined number of units—a sign they are betting heavily on the area’s demand for new condos. Eveq is expected to welcome residents roughly 15 to 16 months after breaking ground.

The location is steps from Union and Skinner parks and roughly one block east from the site of an upcoming 63-unit mixed-income apartment development slated for the corner of Ashland Avenue and Warren Boulevard.
