Bright Olympia Centre duplex with stunning views returns for $3.2 million

It’s surprising what a difference new staging and high-quality images can make when it comes to listing a property. Take for example this slow-to-sell duplex on the 58th and 59th floor of Chicago’s Olympia Centre which recently returned to the market with a fresh look and a more competitive price.

“The unit was nice but needed some freshening up,” explained Compass agent Lauren Mitrick Wood, who is co-listing the home with her husband Charlie. “We swapped some of the art and light fixtures, edited the contents of the walk-in closet, and restyled the family room between the dining room and master bedroom.”

Coupled with a skilled professional photographer, the changes represent a major improvement over the drab listing shots featured by Curbed Chicago in 2013.

Last renovated in 2010, the 4,500-square-foot condo sports a designer kitchen and a double-height living room with 20-foot-tall windows overlooking Lake Michigan and the famous skyscraper formerly known as the Hancock Center.

Although technically a two-bedroom unit, the home features plenty of bonus space including a den off the living room (lacking the closet to be deemed an official bedroom) as well as a lofted area above the master bedroom with its own bathroom.

“I think the property would work well for a bachelor like a professional athlete or maybe a retired couple looking to downsize to the city,” added Mitrick Wood. “I also like the idea of a buyer who works from home using the lofted office and its separate entrance on the 59th floor for professional appointments.”

Last listed for $3.6 million—and at one time as high as $3.9 million—the downtown duplex has a new asking price of $3.2 million plus $4,307 in monthly HOA fees.
