New transit-oriented development with 241 units breaks ground in Evanston

The nine-story apartment building at 811 Emerson is officially underway

Evanston, Chicago’s lakefront neighbor to the north, recently broke ground on a new apartment development located steps from Northwestern University and Clark Street Beach.

Known by its address of 811 Emerson, the nine-story project will feature 241 rental units featuring studio, one-, two- and three-bedroom layouts and ranging from 400 to 1,100 square feet in size.

The U-shaped design created by Chicago’s bKL Architecture features a mostly masonry facade and a central courtyard complete with a pool, grilling stations, and a fire pit. Indoor amenities include a resident lounge, business center, and fitness facility.

Due to its location near the CTA’s Purple Line, the 811 Emerson qualifies as a transit-oriented development (TOD) and will feature 174 parking spaces spread across its lower, ground-floor, and mezzanine levels. A 3,300-square-foot retail space will be occupied by a 7-Eleven convenience store.

Project developers CA Ventures and Focus anticipate an summer 2019 delivery with pre-leasing beginning as early as this fall. Focus will also serve as 811 Emerson’s general contractor.

In other local development news, the Plan Commission recently recommended a pair of multi-unit rental developments for City Council approval, according to Evanston Now. They include a 17-story, 169-unit aged-restricted high-rise slated for 1727 Oak Avenue and the 26-unit Evanston Gateway project at 100 Chicago Avenue.
