Just as the West Loop’s development scene couldn’t appear any more lively, a freshly filed zoning application revealed a plan to construct a new 24-story tower at the northeast corner of Sangamon and Monroe streets.
The proposal would replace a vacant lot at 37 S. Sangamon with 193 residential units and parking for 156 cars and 78 bicycles. The parcel in question was previously home to a two-story warehouse occupied by Dunn Safety Products. It was discussed as a possible six-story condo development back in 2013.
According to the newly submitted zoning application, the latest design from Chicago’s GREC Architects will feature a four-story glass, metal, and masonry base supporting a glassy tower rising just shy of 300 feet. The project’s developer is listed as Sangamonroe LLC—a legal entity associated with local real estate firm Free Market Ventures.
More information as well as renderings of 37 S. Sangamon Street will likely debut at a yet-to-be-announced 25th Ward community meeting. The proposed high-rise will require city approval to change its zoning designation from DX-5 Mixed-Use District to a residential Planned Development (PD).
If realized, the project would join several new developments surrounding the West Loop’s Mary Bartelme Park. These include the Illume condos at 111 S. Peoria Street, the 19-story Milieu apartments at 205 S. Peoria Street, and a massive nearly 600-unit development preparing to break ground at 845 W. Madison Street.
