A prime West Loop lot at 845 W. Madison Street, vacant since the demolition of the former H2O Plus lotion and shampoo manufacturing facility in January, is ready to begin its transformation into one of the neighborhood’s most substantial apartment projects to date.
The block-sized site bordered by Monroe, Peoria, Madison, and Green streets will become the home of a pair of new apartment building rising 15 and 17 stories. Developed by the John Buck Company and Lendlease and designed by Chicago’s GREC Architects, the towers will share a base containing retail space, tenant amenities, roughly 300 parking spots, and a collection of for-rent townhomes.
Although far from the area’s tallest, the plan for 845 W. Madison Street represents one of the most dense developments to come to the West Loop in recent years. Zoned for a whopping 586 residences, it even eclipses the 492-unit skyscraper at 727 W. Madison—a project that will claim the title of the city’s tallest building west of the Kennedy Expressway when it opens later this year.
Although the development has yet to receive its foundation permit, work is already underway to prep the 845 W. Madison Street for imminent below ground construction. Crews from Lendlease, along with at least one caisson drilling rig and a number of metal tubes and cages used to build the tower’s footings, were present on-site Monday morning. The project was granted permits to install two construction cranes late last week.
845 W. Madison in one of three new developments headed to the northern edge of the West Loop’s popular Mary Bartelme Park. It joins the newly completed Illume condos at 111 S. Peoria and the fast-climbing, 19-story Milieu apartments at 205 S. Peoria. The trio are part of a larger, neighborhood-wide building boom that includes dozens of new office, hotel, and residential developments.
