New retail ready to rise at State and Elm in the Gold Coast

A new three-story retail development is ready to rise at the southeast corner of State and Elm streets at the northern end of the bustling Rush Street corridor. Known by the address of 1139 N. State Street, the 50-foot structure was issued a $5.7 million construction permit last week.

The newly green lit project comes from Newcastle Limited and Chicago-based NORR Architects—a duo that previously collaborated on the Steak48 project at 615 N. Wabash in River North. The Gold Coast development has yet to announce commercial tenants, but hopes to build off the success of nearby additions like the condos at 4 E. Elm and Viceroy Hotel.

The project, which was approved by the Chicago Plan Commission in April, replaces a three-story building once occupied by RA Sushi on the ground floor with apartments above. The early 20th century structure was demolished this summer, according to Preservation Chicago.

1139 N. State Street isn’t the only new development on tap for the prominent Near North Side corner. Across the intersection, a site currently home to a Lou Malnati’s pizzeria and Barnes & Noble bookstore is seeking buyers and could potentially support a new high-rise project, says the Chicago Tribune.
