River North’s ‘Renelle on the River’ condo development is officially ready to climb skyward at 403 N. Wabash. Following what seemed like a full year of demolition and site prep, the upcoming 18-story building recently landed a full construction permit estimated at $52 million.

Slated to rise atop an existing parking garage, the project will squeeze between the River Plaza building at 405 N. Wabash and the Trump International Hotel and Tower at 401 N. Wabash. Despite its modest stature compared to its much larger neighbors, the building will offer views of the Chicago River’s main branch as well as communal amenities like an indoor/outdoor rooftop lounge, fitness center, and private dog run.

Developed by Chicago’s Belgravia Group and designed by bKL Architecture, Renelle features 50 high-end, three- and four-bedroom residences. According to its developers, condominium pricing starts around $1.3 million and can well exceed $3 million for some of the roomier, higher floor penthouse units.
