A well-trafficked Taco Bell restaurant across the street from Wrigley Field may soon give way to a new three-story retail and restaurant development. A long-time staple for countless Cubs fans looking for a quick bite to eat—or convenient public restroom—the casual eatery at 1111 W. Addison would face a fate similar to the nearby McDonald’s that was razed last spring for the upcoming 175-room Hotel Zachary project.
Located just west of the Cubby Bear sports bar, the Taco Bell parcel was purchased by West Addison Development last month for $8.9 million, according to Crain’s who broke the story this morning. Expected to be constructed “as of right” with no zoning changes, the replacement structure would feature 40,000 square feet of rentable space plus a 7,300-square-foot rooftop deck.
Though the Taco Bell franchise has a lease in place through July 2018, it wouldn’t be inconceivable to see an especially motivated developer buy-out the remainder of the contract. Mid-America Real Estate Group has been tasked with marketing the property for both single or multiple tenant use and is circulating conceptual renderings of the new building.
The commercial brokerage firm is also shopping retail space in a separate development proposed for nearby 1035 W. Addison Street. Currently home to Luis Auto Shop and Box Office Tickets, the parcel is essentially surrounded by the hulking $150 million Clark & Addison development. The property’s new owner—Wilmette-based developer Terraco—has yet to finalize its plans for the site but promotional materials do show a bar with an elevated patio space.
