A parking lot next to the neon Fulton Market District “neighborhood gateway” is preparing to bite the dust and be replaced by a new, seven-story boutique office building. Located at the southwest corner of Halsted and Fulton Market, the freshly-permitted faux warehouse style structure comes from Chicago-based Hartshorne Plunkard Architecture and developer Shapack Partners. Responsible for the Soho House hotel and private club, Shapack recently broke ground on the Hoxton Hotel at the corner of Lake and Green streets and has zoning in place for office projects at both 801 W. Lake and 215 N. Peoria.
The start of construction at 811 W. Fulton Market corresponds with a nearly $20 million overhaul of the immediate area’s streetscape. New cafe-friendly sidewalks, planters, and crosswalks will soon replace the old loading berths long used by the trucks of Fulton Market’s disappearing food wholesalers.
New commercial developments from R2 Companies, Thor Equities, and Madison Capital are also planned for this rapidly-changing two block stretch of the West Loop. With McDonald’s corporate headquarters and hundreds of apartments in the pipeline, the neighborhood’s demand for new office space, lodging, and retail is only expected to grow.
