The proposals keep coming for the West Loop, and this time, developer Michigan Avenue Real Estate is looking to plant 52 new apartment on a former industrial site at the northwest corner of Adams and Laflin. The developer recently met with the zoning committee of the Neighbors of West Loop community group to discuss the plan which calls for the demolition of an existing structure and the construction of a new one.
The site at 128 S. Laflin is currently a single-story masonry building which houses the Tramco Pump Company. Michigan Avenue RE proposes demolishing the structure to erect a new four-story masonry building which would feature 52 residences. The developer is seeking a zoning variance as it wishes to include residential on the project’s first floor.

Members of the Neighbors of West Loop zoning committee have a few concerns regarding the plan however. Specifically, the group suggests that the design is underwhelming, particularly when considering its location next to the Jackson Boulevard Historic District. In addition, the group asks the developer to consider LEED certification and the inclusion of a pick-up and drop-off area for taxis and rideshares.
The group also adds that a community meeting is planned to formally present and discuss the proposal with the rest of the neighborhood.
