A long and narrow 32’ by 200’ lot at 3122 N. Broadway is the site of a recently-proposed four-story, 17-unit apartment development. Previously home to the Bamee Noodle Shop that shut its doors in late 2015, the now-vacant parcel is steps from Lakeview’s flagship Mariano’s grocery store and a short walk to the CTA stations at both Wellington and Belmont.
Designed by Axios Architects, the brick-clad structure would top-out at 44 feet and contain 2,200 square feet of ground floor retail topped by a mix of studio, one-bedroom, and two-bedroom rental units. A transit-oriented development (TOD) in the purest sense of the term, the proposal features zero on-site parking spaces.
According to the website of 44th Ward Ald. Tom Tunney, the project is seeking a zoning change from B3-2 to B2-3 TOD. With new apartment construction in the North Side neighborhood reportedly lagging behind demand, it’s likely 3122 N. Broadway’s 19 units will rent quickly—provided the development is approved.
