In not-so-shocking news, a West Loop community organization has taken issue with the height of a 51-story residential high-rise proposed for the 900 block of W. Randolph Street. Following its preliminary meeting with Chicago developer Related Midwest and Highland Park-based partner Tucker Development in October, the Neighbors of the West Loop (NowL) Development Committee had this to say about the proposed Morris Adjmi-designed skyscraper:
Height is the committee’s primary concern. The group considered this building – which would be the tallest (existing or proposed) West Loop structure west of Halsted by a factor of three – to be too tall, with too much density for the area. Additionally, the group was concerned that this building would set the new height standard for the West Loop.
The same committee, however, expressed no issue with the height of Related’s even taller, 58-story venture at nearby 725 W. Randolph due to its location east of Halsted Street. Proposed to rise 680 feet, the project calls for an Equinox fitness club topped by 14 floors of hotel rooms and 40 stories of apartments. The Roger Ferris & Partners-designed architecture—evocative of Chicago-style bay windows—was reportedly “well received” by the group.
Full renderings of the two Randolph Street skyscrapers will be revealed at future community meetings. According to the Neighbors of the West Loop website, public presentations for the both projects are expected to be scheduled in the coming “weeks or months.” The NoWL Development Committee will then draft a non-binding position letter to the local Alderman based on community feedback.
The West Loop has a mixed track record when it comes to maintaining the height of recent high-rise proposals. Projects like the Union West apartments, a tower at 166 N. Aberdeen, a development at Lake and Ada, and an extended-stay Hyatt hotel have all received haircuts during the approval process. Other developments like the apartments at 845 W. Adams, the Nobu Hotel, and the Bridgford Foods redevelopment have seen their respective heights increased.
