The Chicago Housing Authority Board of Commissioners voted this month to approve a pair of new projects in the Little Italy and Cabrini Green neighborhoods. The developments are expected to deliver a combined 263 units of mixed-income housing.
First up, the Board authorized $15.8 million in funding for a combination library/affordable housing project slated for 1340 W. Taylor Street. Known as the Roosevelt Square Branch, the SOM-designed proposal calls for a new 16,000-square foot Chicago Public Library topped by 37 CHA units, 29 affordable rate units, and seven market rate apartments.
The Little Italy project was approved by the Plan Commission in August and will receive $7.1 million in TIF assistance from the City of Chicago. It is one of three such “co-locating” efforts to bundle new civic space—such as public libraries—with mixed-income housing.
The CHA also announced a predevelopment loan agreement for the third and final phase of the Parkside of Old Town project in the Cabrini Green neighborhood. As per the Cabrini Green Master Development Agreement, the L-shaped multi-phase development along Division and Larrabee west of Seward Park and Jenner Academy will grow by 190 housing units.
According to the CHA, a partnership between Holsten Real Estate and the Local Advisory Council of Cabrini will construct a 69-unit mid-rise building, a pair of three-story walk-ups offering a combined 33 units, and 88 townhouses. The unit breakdown calls for 54 CHA units, 44 affordable rate units, and 92 market rate dwellings.
The next phase of the Parkside of Old Town project is not to be confused with Brinshore Development’s nearby 104-unit mixed-income plan for Oak and Larrabee streets. Texas-based Hunt Development Group is also working to bring 500 mixed-income housing units to a parcel at Clybourn and Larrabee.
