Five-story mixed-user to replace Pizza Hut at Western and North?

The days appear numbered for a single-story Pizza Hut and its accompanying parking lot at the northeast corner of Chicago’s busy North and Western avenues. Situated at the intersection of the North Side’s Bucktown, Wicker Park, and Logan Square neighborhoods, the site is currently being marketed to potential commercial and retail tenants.

Renderings from an online flyer from Baum Realty Group show the casual pizza chain at 1601 N. Western getting scrapped in favor of new five-story mixed-use building According to the marketing material, up to 15,000 square feet of “retail, medical, or office space” is available in the yet-to-be-built structure.

The development may also include an unspecified number of dwelling units but with the nearest train station over 2,000 feet away the project would not be eligible for a reduction in required parking spaces under Chicago’s Transit-Oriented Development (TOD) Ordinance. The flyer indicates a summer 2018 delivery date.
