While the downtown rental scene is on pace to deliver a record number of units, condos are showing some new life

A recently revealed 38-unit condo project slated for Sedgwick and Erie isn’t the only new condo development to break cover in River North. Located two blocks north, a pair of low-rise buildings currently occupying the northeast corner of Sedgwick and Superior may soon bite the dust for a 34-unit building designed by Chicago-based FitzGerald Associates Architects. Prelimary plans for the new 12-story development show four units per typical floorplan, two larger penthouse units, a rooftop amenity level, and 63 well-concealed parking spaces on the building’s first two floors.

This latest proposal comes from Ascend Real Estate Group—the same firm behind The Madison at Racine in the West Loop and the soon-to-open Niche 905 apartments on Chicago’s Near North Side. AREG hopes to deliver 360 West Superior’s 34 residences by January of 2019, pending city approval and permits. No word yet on pricing, but expect the large, multi-bedroom homes to fetch at least $1 million.
