Yet-to-be-built condo unit in upcoming Gold Coast tower lists for $13M

The full-floor unit in No. 9 Walton is seeking over $1,800 per square foot

A unit occupying the entire 35th floor of No. 9 Walton — a luxury condo tower currently under construction in Chicago’s Gold Coast — recently hit the market looking for a heart-stopping $12,950,000. The spacious 7,100-square-foot, five-bedroom home offers well-heeled buyers 360-degree views from its wrap-around balconies and a chance to customize the unit’s floor plan. Considering that 90 percent of the building is reportedly pre-sold, the sudden appearance of this listing is likely the result of the project growing in height from 35 to 37 stories.

With per square foot prices potentially exceeding $1,800, it’s little surprise that JDL Development was eager to tack on two additional floors via the city’s recently adopted neighborhood opportunity bonus system. Under the program, the Chicago-based developer was granted the right to build higher by paying into an "opportunity fund" to help spur reinvestment in Chicago’s underserved and struggling communities.

Designed by Hartshorne Plunkard Architecture, No. 9 Walton features high-end finishes, underground valet parking, indoor pool and spa, two-story exercise facility, wine tasting room, private dining area, and on-site guest suites. Units in the building are expected to be complete and ready for delivery in April of 2018.
