Former condo plan near Groupon HQ moving forward as apartments

Th four-story project represents yet another example of Cabrini Green’s real estate renaissance

The parking lot at 847-861 N. Larrabee Street across from Groupon’s headquarters at 600 W. Chicago is finally seeing some action as workers have begun prepping the site for a future mixed-use development. Though local developer the Domus Group had marketed this particular site in 2015 as "Strata" — a 27-unit condo project from Axios Architects — the project has since changed design and shifted its programming to feature rental units.

Penned by architecture firm Brininstool + Lynch, Domus' updated plan calls for a four-story development containing 49 apartments above four bays of ground floor retail space. According the project’s city council-approved zoning documentation, the building will also include on-site interior parking for 38 vehicles.

Once complete, 857 N. Larrabee will join a handful of nearby projects such as The Hudson — a 25-story apartment tower under construction at 750 N. Hudson — and a 23-story residential development slated for 460 W. Chicago Avenue. As these and other developments move forward, the once clear demarcation between Chicago’s River North and Cabrini Green will continue to blur.
