Neighboring River North high-rise projects begin construction

The area just north of the Merchandise Mart is heating up

Separated by less than two city blocks, a duo of upcoming high-rise developments in River North officially made the jump this week from site prep to full-blown construction as crews started the process of drilling foundation caissons into the earth. Previously the site of two surface parking lots, the projects will eventually deliver a combined 438 dwelling units, 200 parking spaces, 41,000 square feet of rentable office space, and 9,000 square feet of ground floor retail to the hopping downtown neighborhood.

↑ Located at 311 W. Illinois, this 24-story, 245-unit glassy tower will rise immediately west of Assumption Catholic Church and will reserve a portion of its planned 109 parking spaces for church use. Developed by John Buck Company and designed by FitzGerald Associates, the 298-foot tower will also contain 3,000 square feet of retail and a rooftop amenity level with fitness center, outdoor terrace, and swimming pool.

215 W. Hubbard/412 N. Wells

↑ The development now under construction at the southwest corner of Wells and Hubbard is actually a two-building combo from Centrum Partners and architect Hirsch Associates. Constrained by overhead ‘L’ tracks, the site will see a curvy, highly-amenitized 9-story office building joined by a 23-floor residential tower containing 193 units and a rooftop pool. The project will also provide off-street parking for 91 vehicles.
