Prices for condos, single family homes, and multi-unit properties in Logan Square have been on a tear in the last couple of years. Many buyers (and renters) on a budget have begun to look toward other nearby areas like Humboldt Park, Avondale, and Albany Park because Logan Square has just become a little too pricey. However, just when you think you’ll never find a nice brick two-flat in the neighborhood in the $400,000 to $500,000 range, this property hits the market. It’s not perfect, and living on Fullerton is not ideal, but if you’re looking for a truly Chicago-style brick two-flat, this one will fit the bill. Much of the original architectural details remain, and combined with the flood of natural light the home gets, it’s easy to see the potential here.
Note to brokers and investors viewing this post: for the love of all things sacred, please do not completely gut this one out. Just as it’s becoming more and more uncommon to find properties in this price range in Logan Square, it’s becoming equally more difficult to find decent properties in this price range with their original details (built-ins, original doors, formal dining room millwork and lighting fixtures, etc.).
