Yesterday Fifield Cos. celebrated the topping off of Next, a new 310-unit rental tower straddling River North and Cabrini Green at 347 W. Chestnut. Fifield, the group behind the redevelopment of K-Station at Fulton Market and the upcoming Sinclair tower in the Gold Coast, were relatively early adopters along this stretch of Orleans Street when construction on Next began in spring of 2015. Since then, other nearby projects like Nich 905, The Hudson, 800 N Wells, and Atrium Village have all moved forward and will have a transformative effect on this rapidly evolving area.
Chicago’s hot luxury rental market is in the midst of an amenities arms race and Next is certainly no slouch. The tower will include a fitness center, indoor/outdoor yoga studio, pool, hot tub, resident lounge with demonstration kitchen, video arcade, screening room, business center, private meeting rooms, and a golf simulator. Perhaps the development’s most unique amenity is Daisy, the Fifield family dog, who will spend time at Next and be made available to residents as the building’s designated "comfort animal."
Despite Tuesday’s low cloud ceiling obscuring much of the Chicago skyline, the views from the top of Next were none the less impressive. The roof of the 28-story tower provided an excellent vantage point to observe both River North’s growing forest of construction cranes to the south and the large swaths of unused Cabrini Green land awaiting redevelopment to the northwest. Next has just started the pre-leasing process with resident move-in expected some time in the fall. Monthly rents range from $1600 for a studio up to $6300 for the largest three-bedroom penthouse unit.
