299-unit apartment plan pitched for parking lot near Chicago’s O’Hare airport

Citing a surging demand for high-end rental units on Chicago’s Far Northwest Side, a developer is pursuing a plan to construct 299 micro luxury units atop a parking lot at 8535 W. Higgins. Located near the Chicago Marriott O’Hare and Cumberland Blue Line stop, the project comes from Glenstar Properties and calls for a new seven-story building designed by FitzGerald Associates Architects. The ‘E’ shaped structure features amenities such as fitness center and pool and would connect to a 233-stall parking garage.

Though the entire parcel in question spans roughly ten acres, only about three are earmarked for the most recent apartment proposal. According to DNAinfo, the developer is eventually looking to build one or even two office towers on the remainder of the land to the west. Planning for that future phase will be contingent on first securing commercial tenants, says Glenstar’s Larry Deb.

As part of a pre-existing Planned Development (PD), the project will require only a small zoning amendment rather than a wholesale zoning change to move forward. That process involves earning a nod from the Chicago Plan Commission and City Council prior to any permitting or construction activity. The developer hopes to start work in late spring of 2017.
