Long Stalled Sheridan Road Tower Returns With a New Design

After a false start in 2008, Forman Realty, a division of Wirtz Realty Corporation, is again moving forward with plans to bring a new, 19-story condo tower to Lakeview, as announced by 44th Ward Alderman Tom Tunney. Corresponding to the terms of the original Planned Development #1117, approved in 2008, the tower will replace an empty lot at 2950 N Sheridan and will feature a total of 82 units—three more than originally planned—and will include an attached, four-story parking structure with approximately 113 spots (down from the 200 originally proposed). Last week, the Chicago Architecture Blog first reported on the tower's return from the grave, along with some drawings of the curvy tower from Pappageorge Haymes. However, the new renderings indicate that Booth Hansen has taken over design duties for the project.

And though the proposed tower's curvy, modern glass architecture may interrupt the otherwise staid character of the neighborhood's older towers, the building is designed with setbacks and ample green space on the Oakdale Avenue side of the building to lessen area impacts while also exceeding landscape ordinance requirements. A recent extension on the building approvals leaves a short timeline for Forman to break ground on the tower.
