Developer Proposes 15 Story Condo Tower for River North

Developer Smithfield Properties is looking to bring new condos to River North, in the form of a 15 story building that will take the place of its current headquarters. According to Crain's, Smithfield has filed a zoning application to demolish the one story structure at 400 W. Huron St., and replace it with a Berkelhamer Architects designed tower that will deliver 46 condos to the neighborhood. The existing building houses Smithfield's offices, but the deliver believes that demand for new condos is finally a comeback. The plan is still in the early stages, so there aren't specific details regarding a construction timeline or pricing. With the apartment market in the greater downtown area quickly saturating, developers who are taking a risk by getting back into the condo game could be handsomely rewarded.
