On Monday night, representatives of developer Lexington Homes and architect Pappageorge Haymes formally unveiled their new plan to erect a new 17 story condo tower on Diversey Parkway, at the site of the Market Place grocery store. According to Alderman Michele Smith, the developer had approached her office a year and a half ago with a much different plan to bring a 22 story apartment tower to the neighborhood. However, after months of negotiations, the alderman and developer settled on 78 condos for the Market Place property and four single family homes for the adjacent parking lot.
Designed by Pappageorge Haymes, the tower would be composed primarily of glass and would sit on a parking podium for 81 vehicles. The podium would also double as a green roof, one feature that Alderman Smith insisted on incorporating into the proposal. The single family homes would be located on Hampden Court and stand at 50 feet tall. According to the alderman, more meetings will be held to discuss the plan, and if found acceptable by the community, construction of the new development is expected to take about a year and a half to complete.
