The self-styled home of architect John Wellborn Root, the more business-savvy creative half of Burnham & Root until his untimely death, has hit the market in the Gold Coast. The address (1310 N Astor) is a conjoined triplet in the Burnham & Root-designed James L. Houghteling row, each home with variations in facade. Don't let anyone tell you 1308 (also on the market) or 1312 was Root's home— he chose 1310 for himself. The sellers of the 1888 four-bed have honored this fact with a radiant restoration, updates confined predominately to the kitchen, baths, and lower level family room (ignoring bedroom paint jobs and carpeting). There are four floors of living space, a roof deck, terrace, and a bevy of old woodwork and built-ins like windowsill seating. Selling for $2.75M in 2006, the new ask is $2.95M.
