Developer Plans Blend of Condos, Apts at Grand & Western

Developer Bogdan Popovych has filed zoning applications in pursuit of residential projects for the mostly-vacant northwest corner of Grand & Western. According to these documents, reported by Crain's, Popovych would construct two buildings— a 24-unit condo building at 510-520 N Western, and a 78-unit apartment building at 2404-2426 W Grand. This part of Grand and Western Aves is diced up by light industry, auto shops, and vacant land, with a smattering of small residential buildings. There is a newer townhouse development snaking west from this site, but otherwise investment has been confined to single-fam new-builds in the residential blocks surrounding Smith Park.

It's encouraging to have such a meaty proposal touch down at this well-connected intersection, with two bus routes at its door and a Metra station one block south on Western. Crucially, the proposal has the early support of local Ald. Roberto Maldonado (26th) who noted Popovych would pursue the smaller condo building first and see where that takes him. Popovych, who has developed small-scale condos in Humboldt Park and elsewhere, needs to buy the land and secure zoning amendments for both plots in order to proceed.
