Noah Properties' new-builds have eclipsed the $2M mark on plenty of occasions, particularly in Lincoln Park, but this is the first $3M ask we've seen from the prolific builder of single-family contempos. Unfortunately, the firm is not always engaged in infill and faded multi-unit buildings are sometimes casualties. That's the case with this glitzy Lakeview five-bed, which moved in on a serviceable 3-flat. Why bother with modest income-generating rental properties when you can produce a major income-generating luxury property? Whether this pattern is good for a neighborhood is an open question. We'll bet there are no conflicted feelings regarding this home's amenity package: never mind the familiar open layout w/ high-end appliances, wine cellar, sauna, wet bars, and home theater— this place distances itself from the pack in outdoor accommodations including multiple decks and patios, fireplace, wood-paneled overhangs, jumbo hot tub, and a heated lap pool. Expect a quick sale for near ask.
