The Five Least Expensive Properties in Ravenswood

New, 3 comments

Come one, come all to Curbed's incredible least expensive properties initiative, where the bargains stupefy! Today, the broad expanse of Ravenswood gets examined. Good values can be had here, not even counting waterlogged riverside properties. Our MLS hunt for the five cheapest Ravenswood listings landed five places listed for well under $150K, despite there being nothing smaller than 675 square feet. In terms of style, amenities, and general character, all can relate. And, happily, they're pretty livable. Have a gander...

5. 2174 W Leland Ave. #1B
The Ask: $135,000
The Size: one-bed, one-bath
The Skinny: "The perfect Lincoln Square condo" is at your service. We haven't seen enough to endorse that sentiment, but we'll give it best on this list. Sunny spaces, hardwoods throughout, upgraded kitchen, and a pleasant looking bath do the trick. Assessments are a moderate $303/month.

4. 4445 N Paulina St. #C1
The Ask: $125,000
The Size: one-bed, one-bath
The Skinny: This place has a pending sale, but it ain't a done deal. The most exciting thing it has going is a pretty thorough rehab. It's also close to trendy stuff along Clark and Montrose. Everything looks dandy, but the asking price is down 35% from the 2008 sale price so you'd do well to carry suspicion.

3. 4514 N Ashland Ave. #B1N
The Ask: $109,000
The Size: one-bed, one-bed, 800 sf
The Skinny: Snag this place and you'll find yourself in a rehabbed vintage courtyard building one block from Graceland Cemetery. Specifically, it's a sizable one-bed with decorative fireplace, den, eat-in kitchen, exposed brick, and in-unit laundry. Assessments: $154/month. Short sale.

2. 2159 W Argyle St. #G
The Ask: $100,000
The Size: two-bed, one-bath, 975 sf
The Skinny: Luckily, "G" is not for garden in this instance. Everything's above grade and quite lovely. It's the largest unit on the list, with vintage character and a 2005 rehab. Hardwoods throughout, stone bath, and in-unit laundry are the selling points. Best of all, Winnemac Park is directly opposite. Assessments run $241/month.

1. 2623 W Lawrence Ave. #2N
The Ask: $89,000
The Size: two-bed, one-bath, 675 sf
The Skinny: The cheapest place currently listed in Ravenswood is a two-bed condo. Who'd have thunk it? It's no charmer, but we'll give it a nod for its roomy kitchen, central air, general rehab, and for not being in the basement. Assessments: $142/month.
