Even if there's only an outside chance that a reader or two will take serious interest in this East Garfield Park property, then it's worth yammering about. The 4,500-square-foot four-bed has made the rounds before, in 2010-11, and is back on the market for $299K (already reduced $70K in a month). While East Garfield Park may be "the FASTEST appreciating area in CHICAGO," per the listing, it takes strong belief in that trajectory for one to willingly throw down this not-insignificant amount of loot—considering sizable vintage fixer-uppers can be had for $100K or less. As a matter of fact, this mini-manse is the priciest home currently listed in the neighborhood. It's also by far the largest. Purchased for $40K in 2009, a lot of work went into making this place really nice: new kitchen, hardwoods, coffered ceilings, lighting, finished basement, and skylights. It's also got a garage and oversized lot. Regardless of the splendid housing stock and awesome park resources that characterize the area, it is NOT very safe. It'll take investment (and jobs) to right the ship.
