What do you reckon is Chicago's next new office corridor? If you went with the Kinzie Industrial Corridor, you might be on to something. Mark Nelson, whose company NelsonHill just sold a property at 1735 W Carroll to investors, told GlobeSt.com that the Near West Side district is poised for a series of factory-to-office conversions in the next few years. Service-oriented firms will also play a role. The nearby Fulton Market Cold Storage conversion is serving as a signal to others to get involved in the area to the west, which just so happens to be governed by a TIF district. All the "new eyes on the area" have industrial owners look for an "exit strategy". For example, once the industrial lease is up on 1735 W Carroll in 2017, Nelson fully expects the new owner to move on conversion. [GlobeSt., previously]
