$800K Face-Off: Vintage 4-Beds in Douglas & North Kenwood

Two striking vintage townhomes made loud overtures to Curbed when recently browsing the MLS. Built within five years of one another (1880s-90s), priced similarly, sized alike, and separated by a dozen South Side blocks, a face-off presented itself as an obvious measure to be taken. Instead of featuring one over the other or deploying two static On the Market posts, let the populace have at it. First the details, then the votes (poll closes tomorrow at noon):

The proud rose-stoned North Kenwood 4-bed has been restored with original architectural elements kept at the forefront. New mechanicals and radiant heated floors have joined in, as has the double-decker roof terrace with lake and skyline views which really bowls us over. There's a wealth of cool woodwork, light fixtures, and wood-burning fireplaces, but the 3,725-square-foot home is by-and-large pretty spare and devoid of fine newer finishes and amenities. The 4400 block of South Berkeley Ave has exceptional continuity compared with blocks north and neighboring Greenwood Ave. And finally, a garden apartment can further an owner's income or appease an elder. The ask: $838K.

Yet another "meticulous restoration" has this Douglas 4-bed Greystone looking awfully chipper. A sunny, extra-wide floorplan is filled with "all the modern conveniences needed." Presumably the marble baths, huge new kitchen, built-in shelving and entertainment center, recessed lighting, finished basement with bedroom/office and tin ceilings, fitness room, and mud room extension fit the bill. Like the competition, this place sports high ceilings and three fireplaces. Unlike the competition, there's inadequate outdoor space and a set of senior housing blocks directly opposite— not the worst thing, but not too fun to look at either. The home has the same square footage but one fewer bathroom. New-to-market, the initial ask is $795K. Now then, settle this vintage face-off!
