Architectural Coach House Returns to Market in Lincoln Park

Set back from Armitage just east of Lincoln is a very curious design-and-build project using the bones of an old coach house. Almost any lackluster condo has the potential to fetch $430K in East Lincoln Park, but this structure is a really sexy prospect for the quirkier buyer. Gutted and rebuilt a few years ago in accordance with the designs of boutique local architecture firm Filoramo Talsma, LLC, this is one helluva dashing 2/2 dwelling. The vertically-oriented home has 1,400 square feet on three levels plus a rooftop terrace. A spiral staircase connects the custom spaces, characterized by cork and bamboo floors, inset lighting, built-in cubby holes, industrial chic windows, modern appliances, and handsome baths. At first the listing pics seem like they were shot on a gloomy day (kills our photography, too), but the front patio photos are under blue skies. Maybe the windows are tinted as an energy conservation measure. Despite the very small floor plate, this place sure does look as if it "lives like a single family." The property once asked $570K going back to a 2007 listing, but the market has worn it down considerably.
