Veteran Curbed commenter and Skyscraper Page user UntitledReality astutely ID'd the above renderings as Noah Properties' concepts for long-vacant parcels in Noble Square and Wicker Park. The Noble Square mock-up addresses a development site at the northwest corner of Chicago & Noble, known to be attracting low-rise condo interest. Over the summer, a LLC filed an application for zoning variance for two four-unit condo buildings at 1400-1412 W Chicago. It's uncertain whether Noah's concept contradicts or consolidates that proposal, but clear it's one tapered structure and not two. The other conceptual sketch focuses on 1256 N Milwaukee, a hole in the ground acquired by Centrum Properties in August that belies the Wicker Park bustle. The drawing treats the existing mini-plaza at 1258 N Milwaukee as de facto courtyard for what looks to be 8-12 units. Noah has a pretty substantial market share in West Town condo infill, so we wouldn't be surprised to see both plans up and running in a year.
