A couple of high-floor NE corner units have listed at Ludwig Mies Van Der Rohe's 860-880 LSD. Offering nearly identical panoramic lake views, floor-to-ceiling windows, newer kitchens, and plank hardwood floors, size and staging are the only variables: the 17th floor unit has three beds, two baths, and 1,700 square feet; the 22nd floor unit has one bed, one bath, and 740 square feet. The asking prices? $650K and $360K, respectively. The main obstruction to ownership of either space is the co-op board and its huge monthly assessments ($1,214 and $2,277, property tax and utilities included). That's where the true sticker shock comes into play.
