Developers are pitching a plan for 39 apartments at 2489-2505 N Milwaukee Ave, between Sacramento and Logan Blvd. Crain's fished the intel from a zoning application placed with the city. The proposal is a venture of Starwood Capital Group and Madison Realty Group. Starwood was involved with (but not liable for) a prior plan for 18 condos at the site, part of developer Bruce Fogelson's noble but unrealized push for condos near CTA stations in the North Side and South Loop. Now, without breaking from the character of surrounding residential development, the new plan more than doubles the unit count. Set to be four stories, some 40 parking spaces will join in (presumably lined along the alley). That's no great departure from the manner of housing on either side of the 18,000-square-foot vacant lot— attached four-story condos and town homes with parking at back.
Basically, we're alright with another "L"-proximate vacant lot biting the dust. And hey, more patrons for the ever-hilarious Discount "Megamall" across the street. The venture is waiting on zoning approval and a construction loan and is, for the moment, playing it close to the hip.
