When we first discovered this partly-raw penthouse in the former Montgomery Ward observatory back in May, it was priced at $4M. It has since fluctuated to $4.5M and back down to $3.5M. Estately and others are calling that a $1M price chop, certainly the most compelling way to buy interest. The monumental observatory clashes with the mundane living spaces, and gives an initial impression of a much larger unit. It's actually just 2,550 square feet, but still squeezes in five bedrooms.
