Here's a 5-bed rowhome on the edge of DePaul University in Lincoln Park, on the market for $799K. The 3,000-square foot Georgian, built in 1890, is part of the Seminary Townhouse Association (STA), a Chicago Landmark District. And, due to its location in the larger Sheffield Historic District, it's also on the National Register of Historic Places. With five-bedrooms, a great location, and architectural prestige, the low price tag had us doing a double-take. That is, until we checked out the interiors which are rundown (not quite to the ground) and in need of a significant restoration. There could be good investment potential here. But even with restoration-based tax incentives, the dizzying array of landmark restrictions might just be keeping the buyers away. Bonus: along with its large yard, the property also enjoys access to a pretty rare commodity in this town— a private park.
