3-Bed Co-op in Lakefront Mies Building Asks $245,000

We just discovered this on-the-market 3/2 co-op unit in Ludwig Mies van der Rohe's landmark "Glass House" apartments. Without further adieu, we humbly welcome it to our Under $300K Club. The "Glass House" is a pair of 26-story towers exhibiting Mies' trademark steel and glass curtain walls and a complete absence of ornamentation. 860 N Lake Shore was built as a collection of three-bedroom units and 880 was originally all one-bedrooms. It's not so clear cut anymore, but this eighth-floor South tower unit is still as it was in 1951. Unfortunately, that continuity seems to apply particularly well to the kitchen, a strong candidate for updating. The mirror walls are a bit wonky too, but we're guessing they're a remnant of the 70s. The space is already a healthy 1,600-square-feet, but someone wanted it to feel much larger. The bedrooms have decent dimensions and the corner living room is a real whopper, with lots of windows to the world. Listed as an estate sale, the asking price is currently $245K. Here's the real downer—monthly dues are an outrageous $1,994! That does include "everything". Good gosh... we'd hope.
