Lustrous Gold Coast Vintage Strikes Again with this Co-op

Taken at face value, there's a lot of impressive real estate at this vintage mid-rise at 1320 N State Pkwy. However, as we've explored previously, the building's assessments are through the roof, even for a co-op. We don't have the exact number for this first-floor 3-bed, but it shares the same square footage as the 4th-floor duplex we wrote up last week, which has a monthly assessment of $3,573. So, there you have it. Although that unit is a duplex, the setup and character are much the same as today's property. And this one has a starting ask less than half what the duplex was once after, and $130K less than where it stands now. If you don't mind getting in on the ground floor, this might not be a bad bet. And it's got some selling points other than price: a foyer/gallery w/ barrel ceilings; living room w/ fireplace and beamed ceilings; newer kitchen; butler's pantry; and suite-style bedrooms. One of those bedrooms has a very odd pairing of vintage cot-sized built-in beds dressed in nauseatingly cute decor. With a little help, this could be a selling point as well. The ask? $469,900.
