$350K for a Single-Family on Humboldt Park's Southern Edge?

The listing says what a lot of listings say: "Straight out of Dwell Magazine." Ah, but has it actually been in Dwell? Not that we know of. Despite the low-quality photos, the 3BD, 2BA single-family does look rather appealing. The kitchen has new appliances, concrete countertops, and Euro cabinetry. The backyard has a large deck surrounded by flagstones. Nice as it may look, can the home really fetch $350,000 on that stretch of Ohio Street, surrounded by vacant lots? A quick sampling of recent home sales south of Chicago Avenue in Humboldt shows only one home — a new-construction condo — that sold for more than $300K (it actually sold for $302,500) in the past six months. This place went into foreclosure in 2002, and it last sold in 2004 for $182,000. It's also listed for rent for $1,800/mo.
