Two Nearly Identical On-Demand Homes Sell Above Ask

If you live on the Northwest Side, you may have gotten up-close and personal with one or two of these one-off pre-fab homes. Smart Tech Homes, the builder, doesn't work on spec. As we discussed just a couple weeks ago, if you want one of their homes just phone it in. Smart Tech acquires the site and pitches the house as if it already existed. And that brings us to the day's order of business— two more homes have been ordered. Both are in Palmer Square, both are 4-bed/2.5 bath, and both were priced in the mid-400s. One, however, at 2051 N Whipple, sold for $526,932, $98K more than its $429K ask. The other, at 2452 W Cortland, managed a jump as well—of $1,500—selling last week for $450,465. Does this mean people are entering bidding wars over these properties? Not what we expected, but it may just be a Logan/Palmer thing.
