The Park Monroe, a collection of condo conversions atop the office building at Monroe & Wabash, opened in '09 to much fanfare. It's only six floors' worth of units, with a seventh floor (the 49th) as rooftop rec center with indoor swimming pool, hot tub, outdoor garden, media room, and fitness center. There are still original developer-owned units for sale, and seldom do the already-purchased units come up for rent. This one, unit 4215, one of just a few 2 bed/2 bath + den, is among the larger places. The accommodation, serviceable but unremarkable, is elevated by views, the aforementioned amenities, and its ultra-urban environs. Glancing at the condo's sales history, it only just sold for $399K after a series of price cuts and, presumably, has never been lived in. Asking $2,700/mo, somebody hopes to make some loot off the downtown rental market...
